Do you need a HIP if you are selling your house to a developer?

A HIP seems a bit pointless if they are going to pull it down to develop the site.

i`m sure that as the law stands you only need a HIP pack if your bedroom has 4 or more bedrooms. below is the link for the HIP website which may help you find the answer you need.

Reply:You only ever need a Home information packet if the house is to be put on the market, ie. accessible for anyone to bid, registered in local papers, et cetera.





You've entered 'private' negotiations therefore one isn't needed.

Reply:Private negotiations still require a HIP. Ony sales to family, friends or neighbours are exempt.





If the house has 4 or more beds and is habitable then you will require a HIP. If it had a demolition order or was derelict then it would be exempt.





If you have a buyer, and i assume he is paying enhanced redevelopment value, why would you shirk at paying £350?





Surely the sale is worth more than that?
Reply:Have you forgotten certain country they need a ghost buster certification before they sell the house because the buyer insisted.
