What's the difference between a Contractor, a developer, and a builder?

ok, here is the truth:





a developer develops the property, usally acreage. has the lots cut in and surveyed. has the roads installed. if electric and cable r to be installed to the lot lines it is his to do.





a contractor is lic. by the state in which he works. i live in nc and i am lic. for nc, but i can build in sc because they share the lic. if i buy a track of land and cut the acreage into lots and install a road i am now a developer and do not need a lic.





a builder in my trade is a sub that frames and constructs the house. most of the time he is not lic.

builder works for a contractor, contractor arranges with the developer-makes the plan.

A developer is a businessman(woman) who buys the property and puts up the money to build the real estate. They then put the houses up for sale (and most sell before completion).
Reply:A Contractor is some one who is Contracted to carry out some work, usually for the developer, but sometimes work is subcontracted out over and over again so there are several levels of Contravtors.


The Developer is the Organisation that manages the development from gaining planning permission, obtaining the land and managing the Contracting of any ground works and building necessary.


The Builder actually builders the building, however some times large developers are also known as Builders, e.g. Barretts.
Reply:A contractor gets jobs, and usually sub-contracts the jobs out to tradesmen, such as electricians, plumbers, carpenters, etc. He oversees the construction process.





A developer develops plans. He blueprints everything, ensures that the plans meet codes, and then he proposes it to the client.





A builder is basically the grunt. He gets his hands dirty in the construction end of the process.





PS. I looked at someone else's answer after posting mine...the answer before me is a more accurate description of a developer. Actually...he is right...I am wrong. What I described a developer as is actually an architect or engineer. Sorry
