Reply:To do what you are planning you are going to need a couple of degrees, engineering and law, as well as a real estate license. The rest depends on you and your ability to sell your ideas. You are going to have to start off selling yourself to an investor, as you have no money of your own to invest. After you earn some capitol you can go off and do your thing. I do not know how much college you have had already, but you have 8-10 years of schooling ahead of you.

Find some local businesses with outdated websites and go in and talk to the manager. See if you could do some freelancing until you can compile a nice portfolio of work that you can show to companies.





If you're looking for a rate to charge, call up a web design firm and find out how much they want for a similar site. Then, you undercut them for a while until you can get a start.

With the success of MySpace, it would be very hard to compete with it even if you were a Web Designer/Web Developer but with the right skills and the right attention to your MySpace alternative it is possible that it can be done, tho it would take awhile...but i could be wrong so I say TRY IT!

To be clear, a web designer deals with UI, graphics, layouts, essentially the presentation layer of a system. A web developer generally deals with the server side layer, specifically the underlying code the presentation layer relies on.





Make no mistake, it is much harder to make a bug free site operate properly and to spec than it is to make it look pretty.





That said, both groups work closely together to make sites. To make a site better than MySpace, you would have to be exceptional at both.

Can a developer next door to my property find a legal reason to make me change the grading on my property?

I live in Canada and a land developer wants to build several condos next door to my property.


His plans are to build at the same height as my house by removing the hill on my property.


The hill is covered with flowers and flowering bushes with man made streams, water falls and ponds all linked together the hill from 15 to 25 feet wide, 6 to 8ft high and 100 foot long.


The hill slopes to his property height with the property line at the top of the hill. He told the neighbors the hill is going to be removed so he can build at the same height as my house, can the city allow him to remove it?


If he puts in a retaining wall on his side the water table on his property would lower affecting the plants on the hill and my water bills would go up.


The hill has been there over 50 years, and I spent the last 8 years getting it to the way I'm happy with.

Canada has subdivision and zoning laws. A developer must submit development plans to the local government that show a grading and drainage plan which should include the following: proposed contours of the land (how the land will be excavated for his condos), a proposed storm drainage system where all the runoff from his property is going to go, proposed water and sanitary sewer connections for the buildings, the locations of the proposed condos, proposed road ways or access to the condo, etc. Ask to see these plans and make sure your questions concerning your property are addressed. If not, hire an attorney file the proper paper work to stop construction until they are addressed.
Reply:This may not be the answer you want to hear, but fact is stranger than truth. Since most of it is his property. He can do what he wants to it as long as he is within local ordinances without your approval. As long as his condos don't block your view. Its his choice to do with the property what he wants as long as he meets zoning regulations. These are available at your local courthouse.
Reply:I'm not familiar with the laws in Canada, but I've seen situations in the US where the developer was allowed to do whatever he wanted on his side of a hill, including installing a retaining wall. If if such a wall had adverse impact on the property next door, there was no barrier. However, the rules are changing and you may find that you have success fighting this plan. Recently, storm water drainage has become a really big deal in many urban/suburban areas, and this issue has been successfully used as a deterrent to the type of landform change you're worried about. I would contact every agency with jurisdiction in my area to determine what hurdles he will need to jump to get permits to do what he wants. You can make your opinion known, and also attend every hearing, which is a frustrating process, but probably the only way to achieve your objective.

Hello, I am having hard time finding employment as web designer/ and would like to know the best way to get into more of a web developer role?. there are companies out there who are willing to train people. if you are up to it then you can apply there. altough usually a trainee gets lower than someone who already has experience. you actually have an advantage because developers are sometimes asked to modify the pages they have. so you will have an easier time with that. however, a developer has lots more tasks such as programming depending on the requirements given and even producing documents and diagrams. designers focus more on the website design and apperance and that's about it while developers enhance these designs and add some functionality to them. they take care of data flow and storage also
Reply:I guess A developer develops more complex stuff like PHP or Java driven sites and actually writes specialized scripts for large companies, whilst a designer just creates web pages from his/her own creative ideas and pre-designed scripts. It's a close call. I agree that University degrees sound a bit off putting, but it's done in a effort to keep standards high. Ten year old kids can design web pages very well, but a lot don't understand many technicalities associated with good web design. In the same way most kids can draw, and draw well, one has to get a college or university degree to be an architect or graphic artist.





If you can't get back to college to get the necessary degrees or diplomas, you will have to prove yourself as a good web designer. Just remember that most of our best artists never went to art school! Design web pages, be proud of them and add you name as web designer and include a contact email address. Plus other unforseen problems of needs that may arise. Programs like VB 6.0 can handle these types of applications with ease and a somewhat a pleasant GUI, while C++ can also handle this with better logistics and faster calculations, but is harder to build and not so pretty. Perl is also another language that one could use to create executables to handle these types of things.





Bottom line is, it could be done with many different things (Languages) or a combination utilizing more than one. Simple HTML is not going to cover what you need and won't secure the site either. (Your site will have to be secure, starting with an 'https://" prefix to ensure data privacy.





Don't cut corners on this type of project, you'll need an expert or you could create a real mess that you'll be responsible for.

Give them a call about your project and be specific. They'll be able to give you an answer right away. You'll probably be able to do it yourself and save a ton of money using their site builder.

If you know linux, then go become an linux administrator. Web Developers need to be familiar with several web development languages as well as databases (HTML is very old and nowadays, less frequently used). And unless you plan on sticking with your current job, you would better take any hotel management skills you have and become an admin. People who work in the hospitality management field are suitable for administration roles. Just make sure you understand the 'division' of the administrative technology before you apply.

If you want to be a developer, you will need to know more than just HTML to keep up with today's field. Server-side languages, such as PHP and Ruby, are good things to put on your resume as languages that you are fluent with. If you want to stick with the latest trend of Web 2.0, you'll definitely need to learn Javascript.





If you want to be an administrator, you're going to play a completely different role. You'll be asked to supervise the building of projects, rather than actually build the projects yourself. You'll surely be asked for help with server problems and run-time errors. Basic HTML knowledge is probably not sufficient enough for a position like this. You'll need to know universal languages like SQL, C, and C++, as well as proprietary languages like MSSQL, PHP, and Javascript.





If you want to spend your time building and learning, become a developer. If you want to spend your time helping and teaching, become an administrator. Or, be like me, and do both. It's really up to you.

Reply:well both are good professions, however both have slow learning curves and upramp time. to get a job as a network admin, typically they like you to have previous experience same goes with a web developer position. keep in mind that in todays world html is almost a thing of the past and most web programmers these days are proficient in java, dhtml, php, visual basic etc... what i recommend is that you enroll into an it school that provides job placement upon completion of usually 12 or 24 month program. they will get your feet in the front door where you can get some real hands on experience, then when you've gotten a little experience under your belt you can venture out and find something that pays even better. hope that helps.

Many people say they want to be a game programmer, but don't realize the work involved, it's not as easy as many people may think.

If you get a full-time position, then you can expect at least $50,000 or $60,000 a year.


The longer you do it, the higher you'll get in the company where you work, and you'll get raises that go with that, putting you up around $80,000 or maybe (if you're lucky) even $120,000. It really depends on where you end up.





Starting your own company, on the other hand, requires money to start up, and you don't have a guarantee of success, because small brands don't usually do as well as the big names.

I would like some opinions about this. The network admin does not want to give ftp access for "security reasons" and I was told to use WinSCP. I find it very tedious and inconvenient to have to transfer files this way instead of through Dreamweaver.

Is it reasonable to expect a developer to build a website without giving ftp access to the server?
WinSCP is a more secure way to transfer files and it seems a reasonable request to me. I worked as a web developer and very rarely was I given simple ftp access to my clients' servers. Though it is an extra step to move the files using something other than dreamweaver, look at it as extra experience - getting acquainted with WinSCP is another technology under your belt, and you can now advertise that you're familiar with building websites securely.
Reply:i'm no developer and haven't got a clue about that stuff. but why not give them access to a side server instead of the main one. if they hack that then it won't shut you down completely.
Reply:FTP is easier. The Network Admin needs to give you poweruser privileges to perform your job properly.


You could always "telnet" into the device and then you can use command line to copy files, but it is tedious!
Reply:I suppose this really comes down to who actually owns the domain. If this is your domain and you are a customer, then he should comply with your wishes. If you are an employee living with company security policies, then so be it. You could mention to your supervisor that you feel your productivity is suffering from the policy.

The only problem with a degree in business is that it is just a lot of theory about how to set goals, how to do a business plan, how to do a strategic and action plan, a little bit about marketing, finance, and accounting, a lot of math and algebra, critical thinking and problem solving, and various management styles and strategies. It's a lot of really good knowledge if you have someplace to apply it. Business school is more about having 100% committment to acheiving your goals than anything else so you better know what your goals are.


You might go into television and media. Or real estate, or manufacturing, or banking, or engineering.


It would be better to choose an undergraduate program like the ones I mentioned and then get a masters degree in business to top it off.

How do I deal with a developer?

Several years ago, a sub developer bought a large land parcel next to my house. He dug a 15 ft deep (about 500ft long) drainage pond about 10 feet from my and my neighbor's property line, and only leaves a few inches of water in it. The problem is that it breeds alot of mosquitos, and the developer has not sold a single parcel in the past few years (he requires buyers to build ultra-luxury homes and sells lots for about five times his purchase price). The pond constantly runs, so pesticides aren't an option. What should I do? Town code says no one can excavate within 100ft of a neighbor's property line without the neighbor's permission. Can I use that to get the town to help me (ex. make him backfill the pond 100ft from my property)? The developer is very rude (hung up on me), so I don't think talking to him will help. Thanks alot.

Call your mayor and local planning commission. It sounds like you have a case against the developer for a public nusiance since he isn't maintaining his drainage pond. You need to consult with the civil engineer who designed the plans for the developer- they usually will speak to you. The site plans (platting) are public information! Reply:The only difference is that a cream developer will be easier to use, for most people, because it has a thicker consistency, and will cling to the hair, opposed to a liquid that has the tendency to "run." Also, another thing that will make hair-color application easier, and make the color more even, is to use an application brush. It looks like a small,plastic paint brush on one end, and has a narrow, point at the other end. It allows you to evenly brush on the hair-color, and quickly separate the hair during the process.

Reply:there is clear and cream. Clear looks like the peroxide you put on cuts. Cream looks like... well... cream. Clear is pretty much unnecessary. You can use it to mix with some color that is liquid as well, or some powder bleach. It's good to use when you are doing a bottle application. However I usually use a bowl and brush so I never use it. There is no difference in function, just that clear can only be used with liquid color that comes in a bottle, not a tube. Cream can be used with anything.

Also, is will this be for builders to buy lots or can the public buy single lots and bring their own builder?





Tell him you plan on having a sales center with info on the subdivision site and you will have weekly open houses for the public. You should have Realtor open houses (with lunch and money giveaways) to ensure Realtors come through the subdivision and become familiar so they can show (and sell) it to their customers-- whether they be individual families or builders.





Before you go, develop an ad campaign. Propose a design idea and slogan for the community, etc.








Also, it will help if you have a preferred lender for the subdivision BUT, get the developer's feedback on who he would like to use, as he probably has a relationship with a lender already.

Generally speaking, something like Computer Science is more of the programing aspect of things. If you like programing or even creating new programing languages than you're good to go. If you're looking more into the design aspect or business aspect of things then a degree in the art's field or business field might be even more helpful. Mostly because anybody can pick up Dreamweaver, or Frontpage and go to town to make a nice looking website, but few can design nice looking websites or set them up for smooth business flow.

I would like to make sure that as an owner, i'm protected as the developer has not maintained the association since we purchased it Dec. of 2006. I am based in Chicago, IL.

What should we look out for so that our rights and interests are protected. Should we hire a lawyer? Some of the items which the developer promised to finish from when we closed have yet to be done.

The As-built plans are blueprints that show you everything, from where the electric and plumbing lines are, to the architectural details. These are very important to have, so that if you, for example, had a plumbing back-up, you would know where it was coming from. Or, if the fire alarm system malfunctioned, you would know where the alarm lines were (so you wouldn't have to dig up the entire project).





You should get everything from the developer, especially a list of everything that was done and all warranties, an inventory of everything, a reserve study (so you'll know how much to put away in the future), all the original governing documents, a list of all owners and mortgage holders, and much more. You will need all paid invoices.





Make sure an audit is done, so you will have a base line from which to have other audits done. If you don't have an audit, and the developer doesn't give you the paid invoices, you will never be able to get an audit done because you won't have good numbers to start out with.





I would definately hire an attorney - but pay the money for a general counsel attorney. Don't get a construction defect attorney. They will do all kinds of services for free, because they plan on suing the developer and making tons of (your) money. Just pay the money up front...





The attorney will help you compile a list of everything you need, and can intervene with things that need to be finished.

The biggest problem you may face is legal loopholes and technicalities in the changeover - you need to make sure that you have future recourse if you need repairs or discover more that the developer didn't complete down the road.





As built usually refers to the completed state of the property when it is handed over to the owner. This means that you accept the property and understand that it may not match the original blueprints, specs, or plans for the structure.
Reply:yes, i would at least speak to a lawyer, especially since you mentioned that there is work that is left to be finished. The lawyer will also be able to make sure that you have gotten ALL of the proper paper work from the Condo Association.





Have you talked to other owners in your area to see if they are undergoing the same problems as you. If they are they will be able to offer advice and important input on what they are going through.

There are many schools that are designed specifically for the development of games. Typically you want to be a huge gamer if you're in this industry. I have friends that have graduated, and also some that have flunked out of these programs. DigiPen.edu in Bellevue, WA (seattle area) is a program I know many who have gone through. And being right next to Microsoft and Nintendo of America, it has provided my friends with an excellent source of employment when done. All of the schools out there are VERY tough. Be ready to study lots and sleep little. But it's very rewarding in the end when you can show your friends/self that YOU created that badarse game in the end of it all.
Reply:They used to take people without any experience into the industry, but now that it's so much bigger, you generally have to go to a college that offers a Game Design and Development course and graduate for them to even consider you. It's also a great way to make contacts in the industry. Just pick a reputable school.





You might be able to get your foot in the door if you're REALLY talented and offer to do a few months of unpaid internship.

If your other post you say 60%, so which is it? In the other post I respond to the 60% because that is crazy- too much. But if it is only 6%- you can not get your lift with it. Once again, wrong developer choice. Follow you instructions as far as proportions. Some high lift colors want more than 50% developer.
Reply:In the United States, we mix our color in oz. It's 50-50. Also, I have never heard of 6%, only 0,5,10, 20, 30, 40 percent.

A web developer works within one or multiple applications to create the actual Web site components. While the terms are often used interchangeably, they are different. A Web developer may be a webmaster, but I've never seen a webmaster be a web developer.





Regarding salary ranges, I'm not a big fan of salary.com (I think it ballparks too high). If you're in a metropolitan area, contact a local contracting company (e.g. KForce, Robert Half International, Kelly) and ask them for one of their salary guideline books. They give them out free and update the content every year. It'll give you a good idea of what range you can expect for your experience level, based on your metropolitan area, and for the type of business you'd target for your employer. Good luck!

Well the TNA game's right around the corner. Although aparently they're already working on the second one which means it could launch a yearly version :(





I think the problem is that the WWE games tend to follow the EA format. By releasing a slightly improved game (suposedly) with an updated roster means that people have to buy the new game to "keep up." It makes more money for the company but, it's really annoying for the fans :(

It totally depends on what area of game development you want to get into. There are four basic areas of the development team: design, programming, art, and level building, which are supported by production, Quality Assurance, customer service, sound design, marketing, business development, etc. Designers write up the details of every tiny aspect of the game and come up with the math to support it. Programmers take the written details from the designers and implement it using programming languages like C++ and/or in-house tools. Artists create the 3D art, animations, textures, etc for everything in the game. And level builders take assets created by the artists and create the physical layout of the world. Producers manage the entire project and keep everyone on schedule and on budget. Quality Assurance tests the game for bugs, and reports those back to development.





Nearly all game studios will give preference to those with Computer Science/Software Engineering degrees when looking to hire *programmers*. Programmers and ONLY programmers need to know how to program. No one else on the development team needs to know how to program. Likewise, most companies will give preference to those with Fine Arts degrees when hiring artist and level builders. There is no required or typical degree for designers (I've worked with designers with degrees in everything from Biology to Theatre), but you typically have to have worked as a designer to be hired as a designer, or already work for the company looking for a first-time designer.





I would recommend going to Gamasutra.com (you'll have to register, but it's free and you really should register if you want to be in the game industry, anyway) and looking at their job listings. Besides programming, design, art, and level building, every game company needs production, public relations, business development, executive assistance, facilities management, accounting, billing, customer service, etc. My first job in the game industry was in the mail room of a world-famous game studio, and I eventually worked my way up to the design team. If none of the support areas look like they would fit your skills and professional experience, look into Quality Assurance. It typically has the fewest requirements to get the job, you get to work directly with the development team, and there's a lot of room for advancement into development.

However, I started in an "entry level" phone support position and work my way through the ranks learning software development as I went. It took much longer than it likely would have had I attained my degree first. However, it is not impossible :).

There is much more to game development than graphics. Networking accross the physical layer is actually better suited for Electrical engineers.

Reply:with chemicals if in doubt leave it out, you dont want a nasty chemical burn or for it to burn your hair off or anything. Dye developer is quite cheap anyway so should just get a new one

maybe do a strand test and another allergy test just to be on the safe side.


p.s. you only have to use it immediately once you have MIXED the colour with the developer. stored apart they are perfectly safe to store and use later.

What are some of the factors or reasons why a developer might give up an apartment project?

They either ran out of money or forgot to get a permit and now can't.





I am building a house and forgot to get a permit to pour a driveway. The county tried to deny it, it took about 4 months to clear up. A road block like that effects funding (banks stop giving releases) and many do not have funds available to pay the crew w/o a loan.

They usually will sell as condo's once the apartments get a little older, they have run their financial life, and maintenance costs are getting higher... they will sell as condos, walk away with profit, and the maintenance is no longer their problem.





If they stoped building, it is because of either money or bad market conditions....

It shouldn't since it's direct experience. As long as you can show them some examples of your work that are PG and not explicit it shouldn't be a problem. In your cover letter talk about how working in such controversial industry has been helpful and a good learning experience. I mean it's not a negative factor on your resume unless you allow it to be.

You NEED a real estate agent - a "buyers agent" to help with the purchase. Otherwise, you have no representation. And, I'm sure you won't pay more from a builder whether you use an agent or not. Actually, the sales people probably start rubbing their hands together when you DONT have an agent... they know you don't have someone that will stay on top of their process. A buyers agent gets pay by the builder, so it doesn't cost you anything. Get an agent - you'll be happy you did, to make sure the inspections and contracts are all in your favor. Reply:You don't NEED an agent, and if you know how to play your cards right, you may save a couple of $K's but if you make a mistake it'll cost you much more than that.


I'm a Realtor in Raleigh, NC, so I'm biased... BUT when I go to some other place to buy property, I always use an agent... like the time I bought a rental home in the mountains. I could have represented myself and get all the commission, but I didn't know the market, so I interviewed agents and chose one[keyword here is interviewed!] ... and I buy/sell over 50 homes a year... so, I don't think I'm good enough to represent myself... and you?

Reply:If you want to buy an existing house, get a realtor. If you want to buy new, you don't need one.





If you are buying your 1st house, consider taking a 1st time homebuyer seminar from a non-profit (not a lender) before you begin shopping. It will be well worth your time.
Reply:I know buying from builder is a lot less work for real estate agents, because the builder does it all and agents don't have to draw contracts. For that reason, a lot of agents are willing to kick back some of their fees after the transaction is completed. I would negotiate and find an agent who is willing to split his/her commission with you.





If it is a reputable builder with other construction projects in the area, you don't have much to concern. My experience builders, they pretty much have the whole closing and inspection process figured out and you don't really need an agent.





You can negotiate direct with the builder for a lot of upgrades. Tell them that if you thinking of bringing an agent to make sure the transaction goes smoothly from your perspective, unless they can give you reasons not to bring an agent. For example, if you are buying a $200k condo at 3% co-op. The builder will pay $6k in commission. You might be able to get $7k worth of upgrade from the builder because the $7k worth to you only cost the builder $5k.

Reply:First off, the choice is entirely yours and should be made according to your knowledge and comfort level. Since you are asking this question, it leads me to believe that maybe you should get a realtor involved.





Realtors are (or should be) knowledgeable about the real estate laws in your state and can be an invaluble asset. Make sure that they are working to represent you (buyer's agent) and let them know exactly what you want and do not want. Maybe you should buy a new home, or maybe you should buy a pre-existing home. New homes usually come with a one year builder's warranty and you can usually have some input as to the decor if you get in early enough in the building process. Existing homes have usually been around long enough to show construction defects.





Either way you chose to go, insist on a whole house inspection (better to pay a couple extra hundred now than thousands later).





Now as far as getting a better deal with or without an agent, that's up in the air: ultimately, YOU are paying the agent's commission because its your money that is paying for the home. Some believe that a good reputable agent will save you more money than the commission they earn. (Yes, agents actually "earn" their commissions; they do work even if its not obvious to the general public.) One major note to remember: COMMISSIONS ARE NOT SET BY LAW; THEY ARE NEGOTIABLE!!!





A reputable agent will look out for your best interest in the transaction. This can include negotiating a lower sales price and more amenities, ensuring that inspections are done in a timely manner, helping resolve any title issues that may surface...





Depending on where you are located and your state's regulations, you may or may not need an attorney to complete the transaction. (Out west, it is not necessary)





Here again, it all boils down to your comfort level and your expertise.

Real estate agents make the purchase easier and are liable if anything goes wrong. Take note that it takes money to bring them to task. They have a fiduciary obligation to look after your interests. That being said a lawyer is essential in all transactions and they have the same obligations. A real estate lawyer is an essential - the agent is not.





Make sure that a title search is done. Pay the money for a structural electrical and plumbing inspection. Your bank may have requirements for their mortgage lending.





One can obtain an offer to purchase form from a real estate lawyer. Make sure your conditionals and chattels desired are listed. Perhaps a provision that the offer has to be reviewed, an approved,by your lawyer in 36 hours before it is valid. The bank will require a real estate appraisal and perhaps a bank appraisal - one or both, depending on your area. Ask this





The down payment should stay under your control (held in trust with your lawyer) until the sale is completed.





So - you need lawyer - bank - appraisals - inspections ---- you do not need an agent.





NOTE: in some areas one can buy a home without changing the mortgage, or assuming it, this may or may not require banks approval , If the rate is lower - it is to your benefit --- get a copy of the mortgage and ask your lawyer.





If you have the time to research properties. It saves you thousands of dollars.





Remember a thing is only worth what someone is willing to pay for it. Asking price is only asking .





Developers sometimes carry the mortgage - sometimes not - if you are dealing with a developer --- make sure he/she has been in business quite a while and is solvent - Many developers give a warranty on new houses- but disappear as the house sinks or problems happen. I personally would not buy a new house unless I were there to watch it being built to my specifications. They look nice - but I have seen huge holes being covered up by facing causing leakage and structural damage.

Reply:I would never suggest buying a house from the developer without using a Realtor, especially if your a first time home buyer. I know a great mortgage broker that could help you with your loan if you need a referral let me know. Remember the Realtor works for free for the buyer because the seller is paying their commission. It will be a lot less stress for you and you will know that you're covered legally. I also have a great referral source for Realtors. Good luck!
Reply:If you want to feel confident that you've selected the best builder, the best home for your money, then hire a Realtor. Interview 3 Realtors who work the area you want to live in. Make sure each of them as a designation, either GRI or CRS. It shows they have been in the business awhile and have developed expertise in residential homes. Select the one that you feel most comfortable with and feel you can trust. Listen to their advise and guidance and you can feel confident in your decision on what to purchase. Otherwise, are you going to have the time to call and check references on each builder? Are you going to call their suppliers to see if they pay their bills on time? Are you going to call past clients and current people working with them to see if they are good to work with? Are you going to call the Better Business Bureau or the cities and states to see if there are any outstanding complaints? Hire a Realtor, they know these things and won't waste your time. Good Luck!
